Overview of SeaCliff
SeaCliff roughly extends from Pacific Coast Highway on the south, Seapoint Street and Edwards Street on the west, Ellis Avenue on the north, and Goldenwest Street intersecting at Yorktown Avenue and Main Street on the east. The SeaCliff area has quickly grown from a nasty rundown big oil community to now one of the most prestigious areas of all Southern California. With current SeaCliff houses for sale for over $5 million dollars.
There are so many types of properties in the SeaCliff area that one can call home. SeaCliff is truly incredible in size, as its entire development is over 800 acres! It’s like a little city within a city! How will someone unfamiliar be able to decipher what area and development are right for them? Answer: by someone who lives here and can break down each area to help you find out what part of SeaCliff is just right for you.
The History of SeaCliff
Huntington Beach was once known as an Oil town back in the early to mid 1900s. The majority of the land in downtown Huntington Beach and SeaCliff area is owned by Standard Oil or known today as “Chevron”. In 1964 Standard Oil decided to start developing some of its beachfront property, and that is when we saw the company’s first phase cap its oil wells and develop its first phase of the newly called “SeaCliff” project.
As mentioned above, the project’s first phase broke ground in 1964 and centered around the then public golf course. The development was sectioned into two areas named: “Upper SeaCliff” and “Lower SeaCliff”. Its plan was to build these two developments around the golf course (which would become SeaCliff Country Club in the 1980s) while also building a new modern shopping center (The SeaCliff center) to try and transform the area. The SeaCliff brand was born!
During the mid-1960s and ’70s Standard Oil invested millions into the area and its first phase. It ended up being wildly successful. The company went back to the development table and planned for its next big push, which came to fruition in the 1980s. SeaCliff on the Greens was its next prize. Then four more developments followed with the: Estates, The Peninsula, Edwards Hill, and rebuilding the run-down golf linx to one of the finest in Southern California – SeaCliff Country Club. The final phase of the development was Edwards Hill. This offered buyers huge lots (some more than an acre) with space for stables to store their prized horses right in their backyards! What beach town offers something like that? More than 100 acres were developed during this period and really solidified the SeaCliff area as one of the best new places to live in Orange County.
The area was a huge success. People were buying the SeaCliff houses for sale the moment they hit the market. In 1996 Chevron Land & Development Co. decided to do one last big push for development. Capping over 600 acres of oil wells and developing more high-end housing communities to the SeaCliff we have today. Today there are about 3,500 homes across all the SeaCliff developments.

In this section, I wanted to point out a few popular developments and what they offer home buyers. These are not ALL the tracts SeaCliff has to offer (this would be three times as long as an already detailed page), but I wanted to highlight some of the developments for you to get a feel for the area. These happen to be my favorite. Each tract is different in its own unique way and offers someone something a little different that we will point out. SeaCliff on The Greens
You’ll soon be living the California dream with a spacious townhome in the Seacliff on the Green community of West Huntington Beach. This lovely area, dotted with charming date palms and private courtyard entrances surrounded by lush landscape, is within walking distance of the Bolsa Chica Wetlands and beaches. And a short bike ride to the world-famous Huntington Beach Pier, Downtown Huntington Beach, and Pacific City.
At a Glance: Townhomes include floor-to-ceiling windows, plantation shutters, vaulted ceilings, and large windows in the gourmet kitchens. Tri-level homes exude a wide-open feel with fireplaces and plenty of space to entertain friends.
Brought to life by Cayman Development in 1984, Seacliff on the Green is a beautiful guard-gated community located just north of the Pacific Coast Highway and west of Goldenwest in Huntington Beach – otherwise known as “Surf City USA.” Seacliff on the Green is known for its builder’s use of broad, frequently-placed greenbelt areas landscaped with lush, mature trees and waterscapes. The Club Series is one of the complexes within Seacliff on the Green and is comprised of 186 attached townhomes; the homeowners maintain their own sub-association here and are a part of the overall Community Association. Two pools with spas are maintained by the sub-association in The Club Series, with additional amenities available.
The Seacliff on the Green gated community is home to some of the best neighborhoods and finest Huntington Beach real estate, with two guard-gated entrances leading to a variety of luxurious townhouses and large single-family homes. The three neighborhoods consist of the aforementioned Seacliff Club Series and the Seacliff Masters and Seacliff Estates; each of these boasts its own unique style and design aesthetic.
The Seacliff Estates homes represent some of the most expensive pieces of real estate in the area, with upscale single-family properties normally priced between $1,400,000 and $2,700,000. The Estates’ sister community, The Estates at Seacliff Country Club, located just north of the gated entrance to Seacliff on the Green, has its own private gated entrance with upscale homes that are situated near the Seacliff Golf Course. On average, only about seven homes here will come on the market each year, with an average price listing for around $1.5 million.
Seacliff Master Series also offers single-family homes in the gated community of Seacliff on the Green, with real estate prices between $1,250,000 and $1,550,000; these detached homes located near the golf course come with attached garages and large master suites, and residents get to enjoy the championship golf course, tennis courts and upscale clubhouse. For those who prefer townhouse living, Seacliff Club Series offers three-story residences that are priced under the one-million-dollar point; the floor plans vary from two- to four-bedroom units and offer their own private gated community pool area.
The Seacliff on the Green community of Huntington Beach is a great place to live, as it is a mix of condos and attached homes. The Greens have some of the most desirable, sought-after Huntington Beach condos for sale. The Peninsula
Better known as just “The Peninsula,” The Peninsula at Huntington Seacliff is comprised of four major developments: Port Ivy, Riviera Shea, Turnbury, and Westport. Port Ivy boasts 83 homes, Westport boasts 126 homes, Riviera boasts 101 homes, and Turnbury boasts 79 homes; Taylor Woodrow was responsible for building Port Ivy, while Lennar Homes was responsible for building Westport, Shea Homes for building Riviera, and Polygon Homes for building Turnbury. Greatly located just a short bike ride to the world-famous – Downtown Huntington Beach, Huntington Beach Pier, and Pacific City.
What makes The Peninsula homes so popular is that it’s nestled on the east side of Huntington Beaches’ private golf course – SeaCliff Country Club. This means a lot of these homes sit right on the course and have a front row show too many amazing golf shots. Lots of members live in the Peninsula community as it is: newly built, on the course, and one of the most prestigious communities in all of Huntington Beach.

St. Augustine 1
St. Augustine 1 homes are located in the West Huntington Beach area and feature three-to-five-bedroom designs – but there are a few other reasons this is a great luxury community: To begin with, the community is located very close to the beach (an approximate five-minute drive), and if you love golf, then you are just steps away from the Seacliff Community Golf Course. Also, homeowners association dues are low here at approximately $205 a month.
The majority of the homes in St. Augustine 1 are two-story variants with a select few one-story models that appear on the market every so often; only 70 homes exist in each of the St. Augustine communities, so when they do come on the market, they tend to go quickly.

St. Augustine 2
The St. Augustine Seacliff community is located just blocks to the beach and just north of the pier in Huntington Beach, California. Originally finished in the year 2000, the construction entity responsible for the project at the time split the community into two separate neighborhoods, commonly referred to as St. Augustine 1 and St. Augustine 2 – in reality, there isn’t much of a difference between the two, given that they each boast their own private community pool and clubhouse, as well as a similarity with regard to their traditional home style (an “East Coast flair” with some Spanish influence). For the most part, this represents a nice family community that offers two-story homes, with a select few one-story homes that tend to sell very quickly when they come to market.
St. Augustine 2 homes are located in the West Huntington Beach area and were built between 1998 and 2000, with features that include three-to-five-bedroom layouts ranging in size from 1,786 to 3,030 square-feet; this is one of many gated tracts found in the greater Seacliff community, which neighbors Seacliff Peninsula and St. Augustine 1. Monthly association dues are required here and include use of the community pool, spa, and gated entrance. These are some of the most desirable Townhomes in all of Huntington Beach.
The two neighborhoods of St. Augustine 1 and St. Augustine 2 are located next to each other at the cross streets of Garfield and Peninsula Lane near the Seacliff Golf Course – this represents an ideal location, being only approximately four to five blocks to the beach. The homes in both the communities boast two-story Cape Cod-inspired designs, with the aforementioned single-level properties listing from time to time.
Some 67 homes reside in St. Augustine 2, with prices that normally come in above the $1 million point; the two-story homes feature vaulted ceilings and sprawling open floor plans, while select floor plans feature a main floor master bedroom and bath. Families with children will be drawn to walking distance to the Seacliff Elementary School, making St. Augustine – in any incarnation – a great place to live a quality life by the beach and as a family.

The Boardwalk
One of the newest communities in the Seacliff area of Huntington Beach – specifically the Seacliff Country Club area – the Boardwalk offers an impressive combination of residential homes and condos in an exclusive 24-hour-a-day guard-gated neighborhood that is situated just one block from the beach and a short bike ride to the world-famous: Downtown Huntington Beach, Huntington Beach Pier, and Pacific City! Some premium neighborhoods such as Shoreline and Mystic Pointe also call the Boardwalk community home from behind its majestic gates; let’s take a quick look at these now:
Boasting single-family homes built after 2001, the Shoreline neighborhood is a residential community offering upscale properties that are often list in the $1.5 million range and offer an average of 3,500 square-feet of living space. The open floor plans combine the kitchen area with the main living room, and many of the homes include the main floor bedroom. The houses are often situated on sprawling lots, including formidably-sized backyards with covered patios.
The Mystic Pointe neighborhood represents an option with smaller townhomes that were built around the same time as the Shoreline community, the majority of properties here boasting three bedrooms and often under 2,000 square-feet of space. Real estate market prices for these townhomes normally hover in the high $800,000 range and typically sell within a short period of time; additionally, Mystic Pointe homeowners enjoy the same guard-gated entrance and community amenities like a resort-style pool and spa area.
In all, the Boardwalk community consists of four different tracts – Lighthouse, Shoreline, Nautical Pointe and Mystic Pointe – with each tract broken down as follows:
- Lighthouse – Consists of 65 properties built by Christopher Homes, with lots that average around 4,800 square-feet and models that range from 2,456 to 2,861 square-feet. These models consist of Residence One – Model A (three bedrooms/2.5 baths, two-car garage), Residence Two – Model B (three bedrooms/2.5 baths, two-car garage) and Residence Three – Model C (four bedrooms/four baths, two-car garage).
- Nautical Pointe – Consists of 63 properties built by Lennar Homes, with models that range from 4,143 to 4,286 square-feet. These models include Plan 1 – Model A (three bedrooms/four baths, four-car garage), Plan 2 – Model B (four bedrooms/four baths, three-car garage) and Plan 3 – Model C (four bedrooms/four baths, three-car garage).

SeaCliff Country Club
SeaCliff Country Club is what SeaCliff has centered around. It is a private Club that consists of a championship 18-hole golf and over 10 tennis courts with a resort-like pool. There are tiers of membership at SeaCliff. Tier One | Full: this membership gives you access to all the amenities of the club – golf, tennis, and pool/social. Tier Two | Tennis: this gives people access to the tennis facility and pool. Along with all the social events and dining. The Black Trumpet
If you are looking for an enjoyable meal, you should check out The Black Trumpet. In my opinion, it is the best restaurant in Huntington Beach. It was also voted the #1 best tapas in Orange County. Located in the SeaCliff village shopping center, it has become a staple of SeaCliff culture. Check them out when you get a chance. Family Friendly
SeaCliff is home to many families and young families at that. The community if very youthful and full of life! One of the most notable things about the area is it has the top public elementary school in SeaCliff Elementary. From there, the young scholars attend Dwyer Middle School and then Huntington Beach High. These are the finest schools in the district and just adds to the area’s appeal.
Safety
The SeaCliff communities are arguable the safest in not only the city but the entire county of Orange. The majority of the developments are gated communities, and most even have 24/7 security enforcement and patrol. Which makes SeaCliff is even more of a destination to live!
Surfing
Even though SeaCliff is thought of as a Golfer’s paradise, it is still only a half mile from the big blue pacific ocean. SeaCliff has a vibrant surfing community and is down the street to some of the best surf spots in all of Huntington Beach and Orange County. “The Cliffs” is a well-known local spot where “The Cliffs” block a lot of the offshore wind in the afternoon, making it one of the most desirable spots after work. If you are more of a morning person, right off of Seapoint and PCH there is a jetty where the waves are some of the best in the AM. The SeaCliff has something for everyone. Whether you want to live on a private golf course or a block from the beach: there is something for every personality. What makes The SeaCliff so unique compared to other high-end real estate markets is that it is a safe family-friendly environment filled with luxury estates and great entertainment.
We also saw that even though it has some of the most expensive Huntington Beach Homes For Sale, there are still some pockets of the area that one can purchase in at a much more reasonable price compared to some of the single families. This allows everyone to enjoy the SeaCliff lifestyle and rich culture. SeaCliff is perfect for anyone who loves golf or lives close to the beach in a newer, more modern development. 100-year-old Beach Shacks are great, but they come with a lot of problems! Although it has some of the finest homes you can find, SeaCliff is more than just a luxury community – it’s a down-to-earth lifestyle. And one of the best ones anyone can ask for.
